Architectural Control Committee (ACC)

The ACC reviews and approves all exterior modifications, construction, and alterations to ensure compliance with community covenants and maintain property values. All architectural changes require ACC approval before work begins.

Clubhouse Committee

Oversees clubhouse operations, reservations, maintenance, and ensures the facility remains in excellent condition for community events and resident use.

Plans and coordinates community events, social gatherings, and activities to foster neighborhood connections and enhance community spirit.

Board Meetings

Regular Meetings

The Board of Directors holds regular meetings to conduct Association business. These are closed sessions for board members. Meeting dates are posted on the calendar.

Annual Homeowners Meeting

An annual meeting of members is held each year for presentation of financial statements and discussion of Association matters. All homeowners are encouraged to attend. Notice is provided via signage, Facebook, mail, and the website.

Special Meetings

Special meetings may be called by the President, Board of Directors, or upon written request of members representing one-fourth of all votes. Notice is provided at least 15 days in advance.

Board Responsibilities

According to the Westminister Village By-Laws, the Board of Directors has the following powers and duties:

Governance & Operations

  • Adopt and publish rules governing use of common areas and facilities
  • Manage all Association powers and authority
  • Employ managers, contractors, or employees as necessary
  • Maintain complete records of all acts and corporate affairs
  • Supervise all officers, agents, and employees

Financial Management

  • Fix and collect annual assessments from property owners
  • Send written notice of assessments at least 30 days in advance
  • Enforce collection of delinquent assessments
  • Procure and maintain adequate liability and hazard insurance
  • Cause officers with fiscal responsibilities to be bonded

Enforcement & Compliance

  • Establish penalties for violations of rules and regulations
  • Suspend voting rights and facility access for non-payment
  • Enforce covenants, conditions, and restrictions
  • Issue certificates of assessment payment status
  • Cause common areas to be properly maintained

The Association's Reserve Study is now available for review. A special meeting will be called in the coming months to discuss the report's findings and recommendations for long-term capital planning.
